We build across South East Queensland — Brisbane, the Gold Coast, the Sunshine Coast, Ipswich, Logan, Moreton Bay and Redlands. If your block sits just outside those areas, send us the address and we will tell you honestly whether we can serve you properly.
Yes. We complete a soil test, a contour survey and the council property report before issuing a price, so the footing system, the applicable overlays and the access constraints are known rather than assumed. A quote issued without a soil test is a quote for a hypothetical block.
It is the assessment of your ground under AS 2870, and it determines the footing system. Reactive clay is widespread across South East Queensland, and a site classified H1 or H2 needs an engineered footing rather than a conventional slab. It is usually the largest single cost difference between two similar-looking blocks.
For domestic building contracts over $20,000, the deposit is capped at 5 per cent. A request for more than that is worth questioning carefully before you sign anything else.
Prime cost items are allowances for products you have not chosen yet, such as tapware or tiles, and you control the final cost when you select. Provisional sums are allowances for work whose extent is not yet known. A contract with a handful of specific allowances is normal; one where broad allowances cover most of the site work is not really a fixed price.
It depends on the overlay. In Brisbane, pre-1947 houses in character areas and Demolition Control Precincts are protected and demolition approval is far from guaranteed. We check the council property report before you spend anything on design, because the answer can change the whole project.
Yes, across South East Queensland. We run feasibility first — zone, frontage, sewer alignment, stormwater discharge and services capacity — and we will tell you plainly when a site does not stack up, before you commit to it.
Harj runs our sites personally. That is the practical difference between us and a volume builder using a rotating supervisor across many jobs, and it is why we take on a limited number of projects at once.
Your contract includes a defects liability period, commonly twelve months, during which we rectify defects arising from our work. Beyond that, the QBCC Home Warranty Scheme provides cover for defective work and non-completion, with its own notification timeframes worth noting.
