
Rainwater Tanks on a Queensland Build: Sizing, Rules and Real Costs
When a tank is required, how to size one properly for roof catchment and demand, the firefighting reserve on bushfire blocks, and what the full system costs.
Required, useful, or essential
Rainwater tanks on Queensland homes fall into three categories, and which one applies changes the budget considerably.
On acreage outside reticulated supply, the tank is the water supply and the house does not function without it. On a serviced block, a tank may be required by the planning scheme or an estate covenant, or specified to help meet the sustainability provisions. And on many blocks it is simply worthwhile for garden and laundry use.
The first thing to establish is which situation you are in, because a supplementary tank and a primary supply tank are entirely different pieces of infrastructure.
Sizing a primary supply
Three inputs determine the size: the roof catchment area, the household demand, and the length of dry period you need to survive.
Roof catchment is straightforward — the plan area of roof draining to the tank, multiplied by rainfall, less a loss allowance. What surprises people is that only the connected roof counts. A large house with half its roof draining elsewhere has half the catchment.
Demand varies enormously with household habits, and the honest planning figure is well above what optimistic calculators suggest, because it must survive a dry stretch rather than an average year.
South East Queensland rainfall is seasonal and unreliable — long dry winters and spring periods are normal. Sizing to the annual average rather than the dry-period gap is the most common mistake, and the consequence is buying carted water.
Firefighting reserve on bushfire blocks
Where a bushfire hazard overlay applies, a dedicated firefighting water supply may be required, with a specified volume and fittings that emergency services can connect to.
This volume sits on top of household use, not within it. A tank sized for the house and then nominated as the firefighting supply does not work, because the reserve must remain available when the household water has been consumed.
In practice this means either a larger tank with the reserve drawn from a level the household outlet cannot reach, or a separate dedicated tank. Both have cost implications that belong in the budget from the start.
What the full system costs
The tank itself is the visible cost and rarely the largest one. The complete system includes the base or slab, plumbing from the roof, first-flush diverters, leaf screening, a pump, filtration where the water is used inside, and the switching arrangement between tank and mains where both exist.
On a primary supply, filtration and treatment become significant, particularly for drinking water. On acreage, the pump and its power supply matter too.
Placement affects both cost and appearance. A tank close to the house has shorter plumbing runs but has to be designed into the elevation rather than parked beside it as an afterthought.
Maintenance is the part nobody budgets
Gutters and leaf screens need clearing, first-flush diverters need emptying, and the tank itself needs periodic inspection and occasional desludging.
Neglected tanks develop water quality problems, and on a primary supply that becomes a health issue rather than an inconvenience.
None of this is difficult, but it is ongoing, and it is worth knowing before committing to an acreage block that depends on it.
