What salt air does over forty years

Corrosion is the defining issue in older Gold Coast housing. Fixings, structural connections, roof sheeting, balustrade fixings, window and door hardware and reinforcement in concrete all degrade at a rate that depends on distance from the water and how the original work was specified.

Much of the region's 1970s and 1980s housing was built to a standard that did not anticipate this. Galvanised fixings that would last indefinitely inland can be substantially degraded within sight of the beach.

The practical consequence for a renovation is that the scope frequently expands once the building is opened. A kitchen renovation becomes a structural repair when the wall behind it is opened and the framing connections have gone.

We inspect for this specifically before quoting. It is the single most common cause of Gold Coast renovation budgets doubling.

Concrete, balconies and balustrades

Concrete cancer — where reinforcement corrodes, expands and spalls the surrounding concrete — is common in older coastal buildings, particularly on balconies and exposed slab edges.

It is repairable, but the repair is specialised and the extent is rarely obvious until investigation. A balcony that looks tired may need structural remediation rather than a new tile finish.

Balustrades are the related safety item. Fixings corrode where they penetrate the slab, and a balustrade that feels solid can be poorly attached. On any coastal renovation involving a balcony, this should be checked as a matter of course.

Extensions and structural work

Connecting new to old means matching floor levels, tying in roof structure and dealing with an existing wall that may not be load-bearing where you assumed. Where the wall is structural, the answer is an engineered beam with supports carried down to adequate footings, which sometimes means new footings inside a finished house.

Where the extension increases the building footprint, setbacks, site cover and overlays apply as on a new build. On the Gold Coast that means checking flood and storm tide levels, because an addition generally has to meet the current required floor level even where the existing house does not.

That last point catches people out regularly. A ground-level rear extension on a low-lying block may have to sit noticeably higher than the floor it connects to.

How we contract renovation work

Fixed price where the scope can genuinely be defined, with a clearly stated contingency for what is behind the walls. We report what we find before acting on it, and price it in writing before proceeding.

A coastal renovation contract with no contingency at all is either carrying a hidden margin or set up to generate variations. A stated allowance is more honest and usually cheaper.
