The holiday-house problem
Houses built as holiday accommodation were designed for short stays in good weather. They tend to have small windows in the wrong places, minimal or no insulation, poor cross-ventilation, and living areas that ignore the aspect entirely.
The highest-value renovation moves are usually environmental rather than cosmetic: reorienting living space toward the north, adding proper eaves or shading, insulating the roof and walls, and creating a genuine indoor-outdoor connection.
These changes do far more for how the house feels to live in than a new kitchen does, and they reduce running costs permanently. A kitchen in a hot, dark, poorly ventilated house is still in a hot, dark, poorly ventilated house.
What we usually find
Asbestos in anything built before the late 1980s, typically in eaves and wet area sheeting, requiring licensed removal with documentation. Termite damage in timber framing, particularly in the hinterland and anywhere with subfloor moisture.
Previous unapproved work is common in this region — enclosed carports, added rooms, converted subfloor space — done without approval and often without engineering. Each instance has to be assessed and frequently corrected as part of the renovation.
Undersized electrical switchboards with no capacity for modern loads, failing plumbing, and no insulation whatsoever round out the usual list.
Extensions, overlays and approvals
Where an extension increases the footprint, setbacks, site cover and overlays apply as they would on a new build. On the Sunshine Coast that most often means bushfire on bushland-fringe and hinterland blocks, and flood on low-lying coastal land.
Where a bushfire hazard overlay applies, new work may need to meet requirements under AS 3959 that the existing house does not. That affects glazing, decks, screens, eaves and cladding on the addition.
It is also worth confirming which council assesses your block — Noosa Shire is a separate local government area with its own planning scheme, and the provisions differ from Sunshine Coast Council's.
