A great deal of Sunshine Coast housing dates from the 1970s and 1980s, built when the region was a holiday destination rather than a place people lived year-round. Those houses sit on land that has since become very valuable, and many of them no longer suit how the block could be used.

For owners already in a suburb they like, replacing the building is usually better value than buying the same location again with someone else's floor plan attached. The question is what the site now requires that it did not when the original house went up.

The requirements have changed since the house was built

This is the central issue in a Sunshine Coast rebuild. Bushfire hazard mapping, flood mapping and energy efficiency requirements have all been introduced or tightened since much of the region's older housing was constructed.

A house built in 1978 on a bushland-fringe block was built to no bushfire standard at all. The replacement will be assessed for a Bushfire Attack Level under AS 3959, and the resulting rating drives requirements for glazing, decks, screens, eaves and cladding.

Similarly, a low-lying block may now carry a minimum habitable floor level that the existing house sits below. The replacement has to meet it, which changes the slab height, the driveway grade and sometimes the whole structural approach.

None of this makes a rebuild a bad idea. It does mean the budget has to reflect current requirements rather than the cost of replacing what is there.

What demolition involves

Service disconnections for power, water, sewer and gas have to be arranged and certified before demolition starts. Asbestos is very likely in a house from this era — commonly in eaves, wet area sheeting and sometimes flooring — and requires licensed removal and disposal with documentation.

Vegetation is a bigger factor here than in most regions. Protected trees may require approval to remove, and on bushland-fringe blocks the vegetation is also what drives the bushfire rating, so clearing decisions interact with construction requirements.

Access varies enormously. A flat coastal block with a wide driveway is straightforward. A steep hinterland block with a long approach means machinery access has to be planned rather than assumed.

Rebuilding to suit the site properly

The advantage of a rebuild over the original house is that you can finally use the site as it deserves. Older Sunshine Coast houses frequently ignore their own orientation, put living areas on the wrong side, and waste the outlook entirely.

North-facing living, deep eaves, protected western glazing and a plan that lets the sea breeze through will make the replacement dramatically more comfortable than what it replaced, at no extra construction cost.

On coastal blocks, corrosion protection needs specifying for salt exposure throughout — fixings, hardware, roof sheeting, balustrades and structural connections. This is a specification decision at design stage, not a substitution on site.

Rebuild or renovate

Where the existing house sits below a current required flood level, renovation becomes much less attractive, because you would be investing in a structure that does not meet the standard the replacement would.

Where the structure is sound, the level is compliant and the layout can be reworked without moving everything, renovation may well be the better project. We will say so.

The common trap on 1970s and 1980s coastal housing is corrosion in fixings and frames that is invisible until you open the building up. That discovery mid-renovation is what turns a renovation budget into a rebuild budget without any of the rebuild benefits.
