Knockdown rebuild is the most common path for Brisbane owners who like their street, their school catchment and their commute, and dislike their floor plan. You keep the land you already own — which in most inner and middle-ring Brisbane suburbs is the majority of the asset value — and replace the part that is failing you.
It is not automatically the right answer. On a character-overlay block or a well-built post-war home with good bones, a renovation can deliver more for less. We will tell you which way we would go before you commit to either.

The first question: are you allowed to demolish?
In Brisbane this is not a formality. If the house was built before 1947 and sits in a character area or a Demolition Control Precinct under Brisbane City Plan, demolition is restricted and approval is far from guaranteed. Councils protect pre-war streetscapes seriously, and the assessment looks at whether the building contributes to the character of the street.
Before you plan anything, we pull the council property report and check the overlays. If demolition is restricted, the conversation shifts to what is usually a better project anyway — raising the existing house, building in underneath, and adding a rear extension.
Finding this out at the start costs nothing. Finding it out after you have paid for design and a demolition quote is an expensive way to learn.
What demolition actually involves
Demolition is more than a machine and a skip. Service disconnections for power, water, sewer and gas have to be arranged and certified. Asbestos is likely in anything built before the late 1980s and requires licensed removal and disposal with documentation. Any protected vegetation on the site adds another approval layer.
Site conditions drive the cost as much as the building does. A tight inner-suburban block with no side access, overhead powerlines and neighbours a metre away is a different job to a flat suburban lot with a wide driveway.
We price demolition as a defined scope with the asbestos position established up front, rather than as a provisional sum that quietly grows.
Rebuilding on an established block
The advantage of a rebuild over a greenfield build is that the services are already there and the neighbourhood is established. The disadvantage is that everything else is constrained — access, storage, neighbouring structures, mature trees, and existing levels that may not suit a modern slab.
Soil is the item most people underestimate. Much of Brisbane sits on reactive clay, and a site classified H1 or H2 under AS 2870 requires an engineered footing system considerably more expensive than a standard slab. An old house sitting happily on stumps tells you nothing about what a slab will need.
We get the soil test and the survey done before design so the footing system, the retaining and the levels are in the budget from the first number you see.
Rebuild or renovate — how to decide
The honest test is structural. If the existing frame, roof and foundations are sound and the layout can be reworked without moving everything, renovation usually wins on cost per square metre. If you are moving the kitchen, the bathrooms, the stairs and the external walls, you are paying rebuild prices for a compromised result.
The other factor is compliance. A rebuild delivers a house built to current standards throughout — including the energy efficiency provisions now applying to new homes in Queensland — while a renovation only brings the touched parts up to current requirements.

Can I demolish a pre-1947 house in Brisbane?
Often not without a fight. Pre-1947 houses in character areas and Demolition Control Precincts are protected under Brisbane City Plan, and approval is assessed against the contribution the building makes to the streetscape. We check the overlays on the council property report before anything else.
How long does a knockdown rebuild take?
Allow roughly two to four months for demolition approval and the demolition itself, plus design and building approval, then nine to fourteen months of construction. Character overlay assessments and asbestos removal are the usual causes of a longer front end.
Is a knockdown rebuild cheaper than renovating?
Sometimes. If the existing structure is sound and you are keeping the general layout, renovating usually costs less. If you are relocating the kitchen, bathrooms and external walls, you are close to rebuild cost with more compromise. We will give you a comparison rather than a sales pitch.
Do you handle the demolition as well?
Yes. We manage demolition, service disconnections, licensed asbestos removal and the associated approvals as part of the project, so you have one contract and one point of contact.
Can I live on site during the rebuild?
No. Once demolition begins the site is a construction site and cannot be occupied. Most clients rent nearby for the duration, and it is worth budgeting that alongside the build cost.
