Feasibility before design
The first question is not what to build, it is whether the site permits it. Under Brisbane City Plan, dual occupancy is assessed against the zone, the minimum lot size, frontage, setbacks, site cover, private open space, car parking and deep planting requirements. A block that looks generous on a map can fail on frontage alone.
Services matter just as much. Sewer alignment, stormwater discharge point, water meter capacity and electrical supply can each add a five-figure line item or, in the worst case, sink the project. We check these before anyone pays for a design.
The output of feasibility should be a straight answer: this site supports two dwellings of roughly this size, at roughly this cost, over roughly this program. Anything vaguer is not feasibility, it is optimism.
Design for approval, rental and resale at once
A duplex has three audiences. The assessment manager has to approve it, a tenant or buyer has to want to live in it, and a valuer has to put a number on it. Designs that chase only one of those tend to disappoint on the other two.
The details that consistently pay for themselves are acoustic separation between dwellings, genuine privacy in the outdoor space, real storage, a usable second bathroom, and off-street parking that does not dominate the frontage. These are not luxuries. They are the difference between a property that leases in a week and one that sits.
Squeezing maximum floor area onto the block is usually the wrong optimisation. Two well-planned dwellings almost always outperform two cramped ones on both rent and resale.
Approvals, staging and titles
Most Brisbane duplex projects need a development approval before building approval, and the assessment timeframe depends on whether the proposal is code assessable or impact assessable. Impact assessable proposals trigger public notification, which adds time and risk.
If you intend to sell the halves separately, the survey plan and community titles or subdivision path needs to be planned from the start. Retrofitting a title split onto a design that was not built for it is expensive and sometimes impossible.

Cost control on a project with a lender attached
Duplex projects usually carry construction finance, and lenders release funds against progress claims at defined stages. That makes program certainty a financial issue, not just a convenience — every month of overrun is another month of interest against a property earning nothing.
