Flood and coastal conditions

Design decisions that pay
In the northern corridor, where a great deal of similar product has been built, the projects that lease fastest and resell best are the ones with what the others skipped — genuine storage, a usable third bedroom, proper acoustic separation, real private outdoor space, and a frontage that is not simply two garage doors.
On the peninsula, targeting owner-occupier downsizers changes the brief: single-level living where the site allows, level thresholds, real storage, and a finish level that stands up to comparison with detached houses in the same street.
Acoustic separation is the item worth spending on in both markets. It drives tenant retention and it is the first thing an owner-occupier notices.
