Why Logan feasibility often works
Duplex feasibility comes down to land cost against combined end value. In much of inner and middle Brisbane the land has appreciated to the point where two modest dwellings no longer justify the site cost. In Logan the ratio is frequently still favourable.
Logan blocks are also often wider. Frontage is the constraint that kills more duplex projects than any other, because it drives the driveway, the parking layout, the setbacks and whether two dwellings can be arranged sensibly at all. An extra three metres of frontage changes what is possible.
