Fill is the local issue to check

Parts of Logan were subdivided and filled at a time when fill placement was not always engineered or documented. Building on uncontrolled fill means either removing it or designing a footing system that spans it, and both cost money.

A geotechnical investigation identifies it, along with the site classification under AS 2870 that determines the footing system. Reactive clay is also present across parts of the area.

This is the check most worth doing before purchase. A block that looks identical to its neighbour can carry a very different footing cost.

Estates, covenants and established blocks

Much of Logan's new housing is in estates with design covenants sitting on top of council requirements — facade treatment, roof pitch, materials, minimum floor area, driveway finish and landscaping deadlines. These are contractual obligations to the developer and they are enforced.

We review the covenant before council lodgement, because a design that passes council can still be rejected by the estate.

On established blocks in the older suburbs the situation reverses: no covenant, but real site conditions, possible demolition, and services that may need upgrading. Those blocks generally reward a custom approach.

Vegetation protection applies in parts of the area and can restrict clearing. All of it is visible on the council property report before you spend anything.
