Building a new home on the Gold Coast is straightforward on a flat, serviced, unencumbered block, and considerably less so on everything else. Since a large share of remaining Gold Coast land is either low-lying, sloping, bushfire-affected or near the water, most projects fall into the second category.

What actually drives the price

Clients are often surprised that two houses of the same floor area on the same street can differ by a six-figure sum. The variables are almost always site-related: footing system, retaining, required floor level, access, demolition, service connections and bushfire construction requirements.

Soil classification under AS 2870 is the biggest single swing. A stable site takes a conventional slab. A reactive or problem site requires an engineered footing system that can cost several times as much. No amount of shopping around changes this — it is a function of the ground, not the builder.

Anyone who quotes a Gold Coast block without a soil test and an overlay check is quoting a guess. That guess will be corrected later, at your expense.

House and land, or your own block

If you are buying into a new estate in the northern corridor, the block is likely to be flat, serviced and covenanted, and the main constraints are the developer's design guidelines — facade requirements, minimum floor area, materials, fencing and landscaping timeframes.

If you are building on your own block in an established suburb, the constraints are the opposite: no covenant, but real site conditions, possible demolition, and neighbours. That is generally the more interesting project and the one where a custom approach earns its keep.

We build in both situations. In estates we will make sure the design satisfies the covenant before it goes to council, because a covenant refusal after building approval is a genuinely painful sequence.

Energy efficiency and running cost

New homes in Queensland are built to the current National Construction Code energy provisions, which lifted the performance standard for new dwellings. On the Gold Coast the practical implications are glazing selection, shading, insulation and ceiling fans doing more of the work.

The cheapest compliance is design compliance. Orienting living space to the north, shading western glass, planning for cross-ventilation and using eaves properly gets most of the way there before any product decision is made.

The alternative — a poorly oriented house with high-performance glazing and a large air conditioning system bolted on — meets the standard and costs you every summer for the life of the house.
