The site investigation that should happen first

Four checks determine most of the cost variance on a Sunshine Coast new build: soil classification under AS 2870, the applicable planning overlays including bushfire and flood, slope and required earthworks, and access for heavy vehicles.

None of these are expensive to establish and all of them are expensive to discover late. A soil test and a council property report cost very little compared to the redesign that follows a wrong assumption about either.

We do this work before quoting. It means our first number takes slightly longer to produce and is considerably more likely to be the number you end up paying.

Estates, covenants and design guidelines

Many new Sunshine Coast homes are built in master-planned estates that impose their own design guidelines on top of council requirements — facade treatments, roof pitch, materials, minimum floor area, driveway finishes, fencing and landscaping deadlines.

These are contractual obligations to the developer, separate from the building approval. A design that satisfies council can still be rejected by the estate, and correcting that after approval wastes both time and money.

We check the covenant before lodgement. It is a simple step that avoids one of the more frustrating delays in estate building.

Building for the coastal subtropical climate

Comfort on the Sunshine Coast comes from orientation, shading and ventilation. North-facing living areas, deep eaves, protected western glazing and a plan that allows breeze to pass through do more than any equipment specification.

Proximity to the coast also means salt exposure. Fixings, hardware, roof sheeting, balustrades and structural connections all need corrosion protection appropriate to the distance from the water. This is a specification decision made at design stage, not a product substitution made on site.

Queensland's current energy efficiency requirements for new homes are met most cheaply through design. Getting the orientation right costs nothing and pays every summer.

What a fixed-price contract should include

A fixed price is only as good as the scope behind it. Ours are built on complete working drawings, engineering, and a documented selections schedule covering finishes, fixtures and appliances, so provisional sums are minimal and specific.

In Queensland, domestic building contracts over $20,000 are Level 2 contracts with a deposit capped at 5 per cent, and the work is covered under the QBCC Home Warranty Scheme. If a builder asks for a larger deposit, that is a signal worth taking seriously.

How long does a new home take?

Typically nine to fourteen months of construction, plus design and approvals ahead of that. Wet weather, service connections and delayed selections are the common causes of extension.

Do you build near the beach?

Yes. Coastal proximity means specifying corrosion protection appropriate to the exposure, and on low-lying sites confirming the applicable flood levels before design.
