Moreton Bay has been one of the busiest new-housing markets in South East Queensland, and most of that housing has come from volume builders working to a plan library. That model produces a competent house at a competitive price, and it produces very little that responds to the specific block it sits on.

The estate question

A large share of Moreton Bay's new housing is in master-planned estates through North Lakes, Mango Hill, Narangba, Burpengary and Caboolture. Estates come with design covenants that sit on top of council requirements: facade treatment, roof pitch, materials, minimum floor area, driveway finish, fencing and landscaping deadlines.

These are contractual obligations to the developer and they are enforced. A design that passes council can still be knocked back by the estate, and unwinding that after building approval costs both time and money.

We review the covenant before lodgement. It is a small step that avoids one of the more common and avoidable delays in estate building.

Established suburbs and coastal sites

Around Redcliffe, Scarborough, Margate and the peninsula, the picture changes. Blocks are older and often smaller, many projects involve demolition of an existing house, and coastal proximity means salt exposure has to be addressed in the specification.

Low-lying land around the bay and the Caboolture River catchment can carry flood overlays that set minimum habitable floor levels. Where they apply they affect slab height, entry sequence and driveway grade, so they need to be confirmed before design rather than during it.

These sites generally reward a custom approach, because a standard plan rarely suits an older block with existing levels, mature trees and neighbours on both sides.

What moves the price

Soil classification under AS 2870 is the largest single variable. Reactive clay is common through parts of the region and an engineered footing system costs substantially more than a conventional slab. This is a function of the ground, not the builder, and no amount of quote shopping changes it.

After that: required floor level where flood overlays apply, slope and earthworks, demolition where an existing house is involved, service connections, and access for concrete and crane deliveries.

We establish all of it before quoting. A price issued without a soil test and a property report is an estimate of a hypothetical block.

How the build runs

Fixed-price contract backed by complete working drawings, engineering and a documented selections schedule, so provisional sums stay minimal and specific. Progress claims follow defined stages, and variations are priced and signed before any work happens.

Queensland domestic building contracts over $20,000 are Level 2 contracts with the deposit capped at 5 per cent, and the work is covered under the QBCC Home Warranty Scheme. We will give you our licence details so you can check the register yourself.
