Moreton Bay covers an unusually wide range of building conditions for a single local government area. The Redcliffe peninsula is coastal and established. The northern corridor is flat, serviced estate land. Samford, Dayboro and the western hinterland are acreage with slope, bushfire and rural services.

A standard plan can work in one of those three. It rarely works in the other two, which is why custom building here is more common than the volume-heavy housing statistics suggest.

Bayside sites

On the peninsula around Redcliffe, Scarborough, Margate and Woody Point, the constraints are salt exposure, wind rating and, on low-lying land, flood and storm tide levels.

Corrosion protection has to be specified throughout for fixings, hardware, roof sheeting, balustrades and structural connections, matched to the actual distance from the water. This is a design-stage decision, not a substitution on site.

These are also generally older, smaller blocks with existing houses, which means demolition, licensed asbestos removal and neighbours a few metres away. They reward a custom approach because a standard plan rarely suits an established block with its own levels and mature trees.

Acreage in the western hinterland

Samford, Dayboro, Closeburn, Mount Nebo and the surrounding areas offer genuine acreage within reach of Brisbane, on land with slope, vegetation and outlooks worth designing for.

Rural services apply: rainwater tanks sized to catchment, demand and any firefighting requirement, plus an on-site wastewater treatment system designed for the soil and the available land application area.

Bushfire hazard overlays apply across much of this country, triggering a BAL assessment under AS 3959. That rating drives glazing, deck, screen, eave and cladding requirements, and can also impose access standards so a fire appliance can reach and turn.

Access is the other acreage cost. If a concrete truck cannot climb the driveway, the answer is pumping, smaller loads or an upgraded track, and each costs money per delivery.

Site conditions to establish first

Soil classification under AS 2870 determines the footing system and varies widely across the region. Reactive clay is present in parts, and an engineered footing costs substantially more than a conventional slab.

Flood mapping applies around the bay and through the Caboolture River catchment, setting minimum habitable floor levels where it applies.

Vegetation protection applies in parts of the area and can restrict clearing, which on a treed hinterland block may determine the building envelope before any design work happens.

All of it is visible on the council property report, and all of it belongs in the first estimate rather than the final invoice.

Designing for the site you bought

People buy acreage and bayside blocks for a reason — the outlook, the trees, the breeze, the water. The most common failure is a house that ignores all of it.

Siting on a larger block is the highest-value decision in the project: where the northern sun falls, where the breeze comes from, what the outlook is, how far from the road, and where the wastewater application area can sit.

On the peninsula the equivalent decision is orientation against a small block and close neighbours, which needs careful thought about privacy, light and where the outdoor space actually works.
