Most new homes in Brisbane are built by volume builders working from a plan library. That model produces a competent house at a competitive price, and it works well on a flat, serviced block in a new estate. On an established Brisbane block it works considerably less well, because the plan was not drawn for your site.

The four checks that decide your budget
Soil classification under AS 2870 comes first. Reactive clay is widespread across Brisbane, and a site classified H1 or H2 needs an engineered footing system rather than a conventional slab. This single item can move a budget by tens of thousands and it is a function of the ground, not the builder.
Overlays come second. Flood, overland flow, character and bushfire overlays each carry consequences — minimum floor levels, demolition restrictions, or construction requirements. All of them are visible on the council property report before you spend anything.
Slope and earthworks are third. Brisbane is built on ridges and gullies, and a cross-fall means retaining, drainage and cut-and-fill balance. Fourth is access: whether a concrete truck and a crane can actually reach the work.
We complete all four before quoting. Our first number takes longer to produce and is far more likely to be the number you pay.
Building on an established block
An established Brisbane block usually means an existing house, mature trees, neighbours on both sides, and services already connected but not necessarily where you want them.
If the existing house is pre-1947 and in a character area, demolition is restricted and may not be approved at all. That check has to happen before design, because it can change the project from a new build into a raise-and-build-under.
Where demolition is permitted, it brings its own scope: service disconnections, licensed asbestos removal for anything built before the late 1980s, and vegetation approvals where protected trees are involved. We handle all of it under one contract.
Designing for the Brisbane climate
Brisbane summers are humid and the sun is high. The houses that work here orient living space to the north, shade western glazing properly, use eaves rather than relying on glass performance alone, and allow breeze to move through the plan.
New homes in Queensland now meet a raised energy performance standard under the National Construction Code. Meeting it through orientation and shading costs nothing at the drawing stage. Meeting it through mechanical systems costs you every summer for the life of the house.
Cross-ventilation is the item most commonly designed out of modern plans and most missed afterwards. Openings on opposite sides of a living space, and a plan that does not block the path between them, do more for comfort than any amount of added cooling capacity.
What a fixed price should be built on
Complete working drawings, engineering, and a documented selections schedule covering finishes, fixtures and appliances. Where provisional sums exist they should be few and specific, not a broad allowance absorbing the gap between a low quote and reality.
In Queensland, domestic building contracts over $20,000 are Level 2 contracts with the deposit capped at 5 per cent, and the work is covered under the QBCC Home Warranty Scheme. A request for a larger deposit is worth questioning.

What does it cost to build a new home in Brisbane?
Site conditions drive the variance more than floor area does. Soil classification, required flood level, slope, demolition and access can each move the number substantially between two blocks on the same street. We give a realistic range after the site checks, before any fees are involved.
Do you build on established blocks with an existing house?
Yes. We handle demolition, service disconnections, licensed asbestos removal and the rebuild under one contract. The first step is checking whether demolition is permitted, because pre-1947 houses in character areas are restricted.
How long does a new home take in Brisbane?
Nine to fourteen months of construction is typical, with design and approvals ahead of that. Character overlay assessments, service connections, wet weather and delayed selections are the usual causes of variance.
Do you use standard plans?
No. Every project starts with the site and the brief, and the drawings follow. If a standard plan genuinely suits your block and budget, a volume builder will beat us on price and we will tell you so.
What is the maximum deposit a Queensland builder can ask for?
For domestic building contracts over $20,000 the deposit is capped at 5 per cent. If a builder asks for more, that is worth questioning before you sign anything.
