The Gold Coast has two very different duplex markets. In the northern growth corridor around Coomera, Pimpama and Ormeau, the land is newer, flatter and cheaper, and the play is volume and rental yield. In established suburbs closer to the beach, the land costs more, the sites are tighter, and the play is resale value.

Feasibility on Gold Coast sites
Under Gold Coast City Plan, whether a site supports dual occupancy depends on the zone, the minimum lot size, frontage, site cover, setbacks, private open space and car parking. A block that meets the area requirement can still fail on frontage, and frontage is the constraint that most often kills otherwise sensible projects.
On the Gold Coast there is an extra layer that inland councils do not have. Flood and storm tide overlays set minimum habitable floor levels, and on a duplex those levels apply to both dwellings. A high required floor level can force a step up in structure, change the driveway grade, and quietly remove your margin.
Low-lying sites may also sit over acid sulfate soils, which affects how the site can be excavated and what management is required. We check the overlays and the soil position before design.
The northern growth corridor
Coomera, Pimpama, Ormeau and Upper Coomera have absorbed a large share of the Gold Coast's population growth, and dual occupancy is common there. The advantage is straightforward sites with services already in place and a rental market with genuine depth.
The risk is sameness. When a corridor fills with near-identical dual occupancy product, the ones that lease fastest and hold value best are the ones with something the others lack — genuine storage, a usable third bedroom, proper acoustic separation, real outdoor space, and a frontage not dominated by two garage doors.
We design against the corridor default rather than to it. It costs very little at the drawing stage and it is the difference between competing on price and competing on quality.
Established suburbs and tighter sites
Closer to the coast, in suburbs like Miami, Mermaid Waters, Palm Beach and Labrador, dual occupancy sites are typically older, smaller and surrounded by existing homes. That brings demolition, neighbour management, restricted access and often a more demanding council assessment.
It also brings a better exit. Well-designed dual occupancy in an established beachside suburb generally attracts owner-occupier buyers rather than only investors, and owner-occupiers pay more.
For those sites the specification matters more. The finishes, the kitchen, the bathrooms and the outdoor living are what a buyer compares, and under-specifying to hit a budget usually costs more at resale than it saved during construction.
Program certainty and progress claims
Almost every duplex we build carries construction finance. Lenders release funds against defined stages, so a program that slips is an interest cost, not just an inconvenience.

Significantly. Where flood or storm tide overlays apply, minimum habitable floor levels are set for both dwellings, which affects slab height, driveway grade and sometimes the structure. We confirm the levels before design.
