
HSTP or Septic? Wastewater for a Queensland Acreage Build
How on-site wastewater works on unsewered land in South East Queensland, the soil evaluation that decides the system, and what it means for siting the house.
No sewer means the block treats its own waste
Most acreage and rural-residential lots across the Sunshine Coast hinterland, the Gold Coast hinterland, Samford, Dayboro and the outer parts of Logan and Ipswich have no council sewer. Wastewater from the house has to be treated and dispersed on the block, and the system that does it is approved by council as plumbing work separate from the building approval.
The choice of system, and where the treated water goes, is decided by a site and soil evaluation rather than by preference. That evaluation should happen before the house is sited, because the land application area competes with the house, the shed, the driveway and the pool for the usable parts of the block.

The site and soil evaluation
A qualified assessor tests the soil's ability to absorb water, checks the slope, the distance to boundaries, watercourses, bores and buildings, and sizes the land application area for the number of bedrooms the house will have. Heavy clay soils common through parts of South East Queensland absorb slowly and need larger areas or a system that produces cleaner effluent; sandy soils drain fast and can need controls for the opposite reason.
The output is a report specifying a system type, a land application method and an area. Council approval of the plumbing follows the report, and the house cannot be occupied until the system is installed, inspected and commissioned.
Septic tank and trenches
A conventional septic tank separates solids and passes the liquid to absorption trenches or beds in the ground, where soil bacteria complete the treatment. It is simple, has no moving parts and needs no power. The trade-off is space and soil: trenches need a large area of suitable ground, they cannot be built on, planted with trees or driven over, and on slow-draining clay they can be impractical.
Where the soil evaluation supports it and the block is large, a septic system is often the lowest-maintenance answer. Desludging of the tank at intervals is the main ongoing task.
Home sewage treatment plant
A home sewage treatment plant, usually called an HSTP or aerated wastewater treatment system, treats the wastewater to a much higher standard using aeration and disinfection, then disperses it through irrigation over a designated area. Because the effluent is cleaner, the land application area can be smaller and can be lawn or garden rather than a fenced-off trench field.
The system needs power, has pumps and blowers that wear, and requires a service contract with regular inspections, which councils typically make a condition of approval. On smaller acreage lots, sloping blocks or poor soils it is often the only approach that fits, and the irrigation area doubles as landscaping.
Setbacks and where the house can go
Both systems come with minimum distances from the land application area to boundaries, dwellings, watercourses, dams, bores and rainwater tanks. On a large lot these are easy to meet. On a smaller rural-residential lot they can decide where the house sits, which way the fall runs from the tanks, and whether the pool or shed has to move.

What it means for the build
The system, tanks, pumps, irrigation or trenches, and the electrical and plumbing connections are part of the build scope and belong in the fixed price with the approval fees. Site establishment on acreage also has to allow for the excavation and access the installation needs, which is straightforward when planned and disruptive when it is not.
