Timber or Steel Frame: Which Suits a Queensland Home?

An honest comparison of timber and steel framing for South East Queensland conditions — termites, coastal corrosion, thermal behaviour, cost and buildability.

Both work. They fail differently.

Timber and steel are both entirely capable of framing a Queensland house, and the industry has decades of experience with each. The question is not which is better in the abstract but which suits your site, your budget and your tolerance for particular risks.

The useful way to compare them is by how each behaves badly, because that is what determines the long-term outcome.

Termites

This is the argument most often made for steel in Queensland, and it is a real one. Termites are active across the whole region and timber framing is a food source in a way that steel is not.

The qualification is that a steel-framed house is not termite-proof as a building. Skirtings, architraves, door frames, cabinetry, flooring and roof battens may still be timber, and termites will happily reach them. What steel removes is the risk to the structure itself.

Either way, termite management is mandatory for new Queensland homes and involves a system — physical or chemical barriers — plus ongoing inspection. Steel framing reduces the consequence of a failure. It does not remove the need for the system or the inspections.

Coastal corrosion

This is the argument in the other direction, and near the water it is decisive. Steel framing in a coastal environment needs appropriate protective coating, and the fixings and connections matter as much as the members.

Timber does not corrode. In a salt-laden environment that is a genuine advantage, though the fixings and connectors in a timber frame still need appropriate corrosion resistance.

For a beachfront or canal-front build, this consideration usually outweighs the termite argument. Several streets inland it matters much less.

Thermal behaviour

Steel conducts heat far more readily than timber, which creates thermal bridging — a path for heat to move through the wall via the frame, bypassing the insulation between it.

This is a solved problem, addressed with thermal break strips and appropriate insulation detailing, and modern steel-framed houses meet the energy requirements comfortably. But it has to be detailed properly rather than assumed, and it is a place where a cheap steel-framed build can underperform.

Timber's lower conductivity makes this easier by default, which is a small but real advantage in a hot climate.

Cost, buildability and practicalities

Costs move with commodity markets and the gap has narrowed and widened repeatedly over the years. Neither is reliably cheaper, and anyone claiming a fixed rule is quoting an old market.

Steel frames arrive precision-made and dimensionally stable — they do not shrink, warp or twist, which produces straighter walls and fewer plasterboard cracks as the house settles. Timber moves with moisture, which is why nail pops and small cracks appear in the first year.

Timber is easier to modify on site and easier to alter later. Hanging a heavy item on a steel-framed wall, or cutting an opening into one, requires more thought.

Trade familiarity matters too. Both are common in South East Queensland, but on any given job the trades available may be more experienced with one.
